Why this is complicated

Order HAC/623/2026 (Spain's Official Gazette, 23 June 2026) just changed the filing deadlines for Modelo 210. If you bought a while ago, chances are nobody's told you yet.

Each property counts separately: a flat, a garage and a storage room are three filings, not one.

When you sell, 3% of the price is withheld (Modelo 211). Getting that withholding back can take months if nobody follows up.

The Spanish tax office serves notices by registered letter to the property address. Living abroad, it's easy to miss it — and with it, the early-payment discount.

And it's not just the 210: VAT if you let the property, tax registration, local capital gains tax. Each with its own tax and its own deadline — and whoever helped you buy or sell isn't around anymore to walk you through it.

Most of these filings cover the previous tax year: what you file in 2026 almost always relates to 2025. Sales (3% withholding + capital gains) aren't on this calendar — their deadline runs from the date of the transaction, not the calendar year. Switch to the 2026 tab: under the new rules, 2026 imputed income isn't filed in 2026 — it's filed between April and December 2027.
